Which new house company

Hi all, I have been looking at new and old houses recently, since i have done a lot of work on my current house I don't fancy having to go through all that again, especially with our new baby daughter!
I like the idea of buying a new house so it's built to spec and to be honest the price compared to existing houses of similar spec is almost nothing!
Anyone had experience with any of the companies, i.e Belway seem to be the best quality from first impressions but is there a general rule of what companies to stay away from and ones that have a good rep?
Also, what grantees to you normally get with these, as new houses have to settle and future problems could become an issue!

I once bought a newbuild from Maclean (Tarmac) and it put me off ever buying a new one again. Mine and quite a lot of the others nearby started to leak from the pipes and cause serious flooding damaging carpets and other soft furnishings.
Even the minor "snagging" never got sorted and everyone just got fed up and gave up with them eventually.
There are a few other drawbacks to new builds such as they generally have small gardens compared to older houses. They also have that "estate" feeling and a shortage of shops and play areas etc until they are well established.
I am sure a lot of other people will have entirely opposite views to mine, but this is my experience for what it's worth.0
