House buying expenses - feedback on my list?

Hi

planning to start looking for a house soon... been doing some numbers on house buying costs so we can decide how much deposite we can put down. have so far come up with following.

i know some of these will vary but am i missing something and are any of the costs way out of normal costs?
  • Mortgage arrangement - £1000
  • Solicitor - £1200
  • Survey - £750
  • Stamp duty – around £10000
  • Land registry fee £200
  • Local authority fee £250
  • Other searches - £100
  • House moving £350 (only have relatively few things to move so planning to get a van +driver or van only)

    What's the value of properties you are looking at?

    For example, if stamp duty will be £10000, then the land registry figure is off (it's £200 up to £200K only). Check that you meet the stamp duty threshold if you are first time buyers (£250K).

    Solicitor's fees will vary. Ours are £1100 including all searches so your budget is certainly healthy, possibly excessive for that. Mortgage arrangement fee varies from nothing to £1000, so again you've budgeted for the highest (which is not a bad thing!)

    £750 for a survey will certainly get you a homebuyer's and quite possibly a full structural survey, but again this depends on the property and the surveyor.

    House moving for what you need seems about right. Will be less if it's a short distance.

    Solicitors fees should include all the searches and land registry fee especially at that price. Mortage arrangement fee is high but some mortgages do have fees that high. Survey is alot too mine was £340 for a homebuys report, although if you're buying a massive house maybe yours is more.
