Building my own house

Hi All
slightly off topic I know but someone may have info on this. I'm going to build my new house next year, well when I mean build I mena get a contractor to build the house for me, a neighbour and family friend. I work in IT (used to work in construction) but just havn't the time to project manage the whole operaion. Any I had heard somewhere that I can claim all the VAT back from the materials etc etc if it's a first build, which it is. I'm also a part time self employed farmer so I claim VAT back regularly from that. I don't know if I can cliam the VAT back esp. if I'm getting someone else to build it for me.

    If you employ a builder who is VAT registered then he will claim the VAT back and not charge you VAT. If you are purchasing the materials you will have to pay the VAT then claim it back. Any labour you pay for should be zero rated for a newbuild so you should not be charged VAT there.
    Once the house is completed and you get the final certificate from Building Control then you have (I think) 6 months in which to make your claim for any VAT to be repaid. Not absolutely everything is reclaimable, HMRC will advise. Make sure you keep all your receipts.
