I'm a bit confused. Why would anyone advertise a property that didn't exist?
Couple of reasons I can think of :
1 To get you through the door (or on the Internet/phone).
"Really sorry, you've just missed that one, but how about xx or yy here ?"
2 To convince other LLs to sign up with them as they seem a bigger agency than they really are.
Despicable practices, but I suspect it goes on...0 -

Ah I see now. I was thinking more about the ads on gumtree and private ads in papers etc. I can see that agents might do that.

Precisely - in my case, I called 17 properties in the area that were listed on Rightmove when I needed to move in March. Of those seventeen, 16 I was told "have just been rented". YEAH RIGHT. And the one that was available was not available for two months.
Also, when I called one I was told "hi, you've missed that one, but we have another one in the same building for £45 more a week, would you like that one?" And I had to take it because I was getting desperate. So these despicable tactics do indeed work.You're spelling is effecting me so much. Im trying not to be phased by it but your all making me loose my mind on mass!! My head is loosing it's hair. I'm going to take myself off the electoral role like I should of done ages ago and move to the Caribean. I already brought my plane ticket, all be it a refundable 1.0 -

Well two things here, one some agents are just rubbish at updating right move or even their own website, so they can be hard to trust. Two - on a good day we could let 10 properties, so perfectly feesbile that something that was on right move could have been let by the time you phone an agent. Especially as if you those 16 properties where with 16 different agents, they could mean 160 viewings on that day, plus we often get people who saw a property up to two week before that just phone up to take one.

Yes, I heard that a lot.
It's a perfect excuse for the agents, as there's no way to prove they're lying. But, the internet makes everything so easy - log into your account, click property, click remove, done. As well, we've proved it's in the agent's best interest to leave the ad up, so what real incentive do they have to take it down?
I thought perhaps it was true that properties went fast after being told these lines once, or twice, or five times, but 16 times out of 17?
