    Quiet, some of the posters on here like to make out being a LL is akin to being a brain surgeon/rocket scientist, alway quoting you need to join a LL association, go on courses etc etc,

    all a good LL needs is common sense, good communication skills & being able to read.

    Whilst I agree it's not rocket science/brain surgery, I would still add to your list of requirements... knowledge.

    Something new landlords can get from a variety of sources of which a LL association is just one.

    As (I asume?) one of the 'some posters', I regularly link to a post that in turn lists many sources of info for new landlords. I make no apology for recommending those sources and helping new LLs find them. Knowledge is power..... and a good protection from the many hazards a LL may face (like a tenant who doesn't pay rent!)

    Hi Waterside

    Just to let you know that even long term "in the know" LL's can get stung by non paying tenants. It is so important to do all the necessary checks, not grab the first one to come along and go by a bit of gut instinct. That said, nothing can guarantee that the tenant will be as you first thought once moved in, despite doing everything within your power to ensure this. We had a set of potential tenants give references and contact details that were their friends, work colleagues and not the previous LL's!

    So ignore the unhelpful comments on here. You are one of thousands in this situation. Put it down to experience as we all do from time to time when a dud tenant turns up, and issue the S21 when appropriate.....and get legal advice if unsure so as to do it correctly.

    As a LL, you can never ever be sure of who you are getting. You just have to make sure that as a business you can weather any storms, and have the funds to get past the difficult months, ie no income coming in.

    I too feel that the OP has been rather unfairly subjected to a virtual mugging; without good cause. He asked a fair question and imo at no time displayed any degree of surprise at falling foul of a poor tenant or not understanding that to be a risk of his lettings business.

    It does appear that he has landed a 'professional' tenant, which is very unfortunate, but I'm sure he and his agent will handle it capably and I wish him well.
