Changing rent due date

Hi

I am a tenant with a fixed term contract (12 months) and my rent is due on the 28th of the month. This is really annoying as I get paid on the last working day of the month which is virtually always after the 28th. I have to be organised and make sure the money is there each month and occasionally move money in from my savings account etc.

I am about to agree to another 12 month contract. Would it be reasonable request to pay my rent on the 1st when the new agreement kicks in? I could pay a few days extra rent the first month to make up the extra days. How would this work with the tenancy aggreement though? Is it ok to have an agreements thats, say, 12 months and 3 days long? :confused:

I am going to ask the LA tomorrow, so I want to be armed with the correct info becasuse I know my LA will say "ohhh no, your LL won't like that" :mad:

    It's not something I'd worry about either, especially if you've been in 12 months with no problems.
    In fact you could actually say that you want it as a condition of you renewing.
    The LL would lose more in re-letting costs / voids than the cost of having the rent 4 days late at most.

    I agree with the others. A very reasonable request, I would certainly accept if you were one of my tenants.

  • Changing the day that you pay rent won't (can't) change the date of the AST. If it commenced on the 28th, it will still end on the 27th of the month.

    What we do at work, subject to the landlord's consent, is charge the tenant the additional number of days rent to take them to the preferred payment date, they then pay the full amount on the preferred day. In the final month of the tenancy, the tenant will pay the full monthly amount less the part payment.
