Deposit dispute

Options
Hello,

Can anyone advice if my flatmate and I have any case for disputing deductions in our deposit?

Our landlord is requesting the following to be deducted:

Cost of replacement curtains in Master Bedroom. £17.99 (this was stained when we moved in but it was not on the check in report and we never really thought about it)

Cost of replacement throw. £20.42 (no problem we made it)

Telephone costs £ 3.76 (his phone calls, not an outstanding bill)

Fuel costs for purchase curtains (I offered to buy the curtain but he said not to worry about the purchase just the cost as he would get it), throw (he said he would try to get the stain off and if not he would let me know and now he has just bought a new one without telling me or giving me the opportunity to get one myself)
Cleaner visit and check if property ready for
Check out x2 (we had booked professional end of tenancy cleaning but they had to come back because it wasn't done properly the first time), drop of key (they asked us to drop the keys back through the doors and when they then went there on their own they called us to say that we had to come back and iron the curtains at 8-9ish in the evening to have it ready for 8am on the sunday morning, so there were there anyway) etc. £22.00

My costs in arranging cleaner to come back (he asked for the phone number and said he would arrange for them to come back, he didn't ask us to arrange for it)
Window cleaner (we had booked one but he was not happy with the time so he left a voicemail with a number for a window cleaner that he had used before to and asked us to book that guy instead), purchase products and fit curtains and deliver throw (we didn't have the opportunity to fit them ourselves, he just did it)
, being at the property while the
cleaning is carried out (he said he would arrange for them to come back, he again did not ask of us to arrange this)etc. £74.88

Our landlord has been unbelievably bullyish and unreasonable in all of this. We could not understand why until during one call he ranted that the new tenants moving in were employees of the estate agents that he rents this properties out through and that it reflected extremely badly on him if it was not spot clean. The place was clean but not immaculate when we moved in but he is so focused on on the people being from the estate agents.

Further was our last contractual day the 25th and the estate agents sent us a letter saying that we had to be out by the 24th. We disputed this as I had not found a place yet and they let us stay until the 25th but then out landlord said that it was not good enough that we would have vacated the property on the 25th at 4-5ish. The only reason that we couldn't hand over the property earlier was because HE wanted an end of tenancy cleaning which we booked from 10am-2pm and it would take 2-3 hrs for the carpets to dry. He was also not satisfied that we had taken our rubbish and moved it in a pile where all the residents on the road leave additional bags for removal on the Thursday. It was not on his property but as he was still not happy, so we had to go back and dispose of them ourselves.

This has been stressful beyond belief. We have done everything that he asked of us and now he is looking to deduct even more money. No one highlighted that we had to pay for a professional cleaner when we moved in, it is on page far in the back of the contract and as we have never had to do this before we did not know that we were supposed to get a window cleaner for the outside of the windows on the 1st floor.

I have read the tenancy deposit guidelines and it says that the check out clerk is supposed to be an impartial person but it was done by him and his co-owner (girlfriend) and with the pressure he put on us and obviously felt under from the kind of new tenants moving in this just does not seem fair. We are both clean and tidy people and would never leave a place in a messy condition but it was just never good enough for him.

Sorry for all the mess in this post there are so many things to put down.

Any advice if we stand a chance disputing this please???
