Advice - Remarketing before completion

Hi,
not sure if this has been asked somewhere else, apologises if it has.

we've agreed a sale on our house, the buyer is buying to let the property. Exchange should be in 3-4 weeks, but completion won't be until 1st September (see my other post for reason why)
they have asked us as completion won't be till September, after exchange of contracts can they market the property To Let & if we can show people around.

has anybody come across this before, should we have any concerns about it or impose any restrictions? e.g. no deposits to be collected until our completion.

    I'd tell 'em yes if they add £xk onto the price...

    There's a clear £££ trade-off here.. if new owner can get tenant in, say, 1/2/3/4 week earlier he'll get another 1/2/3/4 week's rent ... and avoid a void, plus he had you doing his work for him showing punters round.. Cheeky monkey!!!

    I also wouldn't want any tom, !!!!!! or 'arry wandering round my home ... prospective purchasers are worrying enough, let alone anyone off the street..

    re deposits etc.. that's not your problem.. if new purchaser agrees a rental contract before completing and it then all falls through he (& rather more the tenant..) has a problem, not you..

    The purchaser sounds like the sort of person you'd not trust with the grandkids or your wallet...

    that might be a possibility, though the estate agent suggested it as a way of keeping the buyer on board, I think she (the buyer) was hoping to complete end of July/early August so she could get someone in for start of September.
    if we now ask for a bit more ££ the buyer might say forget it & back out.
    It won't be the same estate agent for the lettings so it wasn't suggested as another money grab by them.

    I know what you mean about strangers around the house, hopefully we'll have started boxing things up when they start viewing.

    our buyer is a solicitor!!

    If you are worried about losing the buyer if you flat out refuse, can you suggest a compromise?

    Realistically most tenants will be viewing 3-5 weeks before they want to move in (as they'll have to give notice on their previous place, or will just have been given notice) - so could you offer them that (a) they can come to take photos to market and (b) they can have viewings on, say, 3 Thursday evenings and 3 Saturday mornings (or whatever you think is reasonable) 5, 4 and 3 weeks before completion?

    Having until recently rented, viewings can be a bit of a pain. I would certainly insist on a single letting agent (at our last place the landlady put the flat on with about 5 agencies and it was a total nightmare -we never knew who was turning up when). Although it's obviously fine for people to view if it's messy or there are boxes anywhere, in my experience it's human nature to want the place to look nice when people are coming round, and I think you'll end up resenting it if you're feeling the need to tidy and being messed around by letting agents in the last few weeks before you move! So if you do think you need to do this to keep the buyer I'd at least put a few boundaries around it...
