Cheapest way of getting a rental property on Rightmove

Options
I am about to become a landlord, the property is local so I will be managing it myself. What is the best way to get it on Rightmove without paying out hundreds of pounds to an agent?
Any other recomendations for advertising?

UPAD - IIRC £69 with NLA discount..

    www.upad.co.uk

It works - I used it, got more interest for a property in the Highlands of Scotland than I'd ever had in 10 years... RM & shedloads of other sites get uded by Upad..

(No offence but..) If you're new to being a landlord do you think you know enuf to avoid the many, many pitfalls?? What courses, accrediations have you done eg??

    Cheers!

  • Agree with artful, im a tennant and we are currently looking, the market is full of first time landlords. I have walked away from houses that have first time LL's trying to do it on there own without the "support" of an agent.

Its a scary thought moving into a house with a LL who doesn't demonstrate a full understanding of a LL obligations, even down to "peaceful enjoyment" when they knock on your day at teatime as they want to check something!

Thanks, I've rented and let in the past and in my job deal with landlord issues, my wife also lets a property. I know the law and the pitfalls, my wife's property is in a very different market to mine so it has aways gone quickly on gumtree - I don't think mine will.
I'm under no illusion that all I have to do is sit back and rake in the money.

Artful's right (though I can't agree that accreditations or courses are particularly useful if you're resourceful enough). I didn't use an LA when I started letting my property out about 2.5 years ago, but then I spent a lot of time - a lot of time - researching the legislation, the pitfalls, your obligations, etc. You can do it without an LA, very sucessfully, but be prepared to put a lot of time and effort in when researching.

I used Visum Ltd before to get a rented property onto Rightmove etc and it was very successful. They advertise as "Landlords advertise on rightmove and other property portals for just £29.38 until let".

Also my insurer- Total Landlord Ltd, are advertising a similar deal for just under £50 I noticed the other day.

I have also used Spareroom.com which is free for a basic advert, if the property may be suitable for sharers. I got a good response.

    Good luck!

The cheapest way to get on to Rightmove for a Landlord is makeurmove.co.uk. They do it for FREE(£0). How? They charge the tenant for referencing. The Landlord has the option of paying (£49) and then the tenants pays £0, but most landlords believe a fee frightens off time wasters.
