    If you're certain that you wont get anywhere after exercising your best negotiating skils then I suggest you consider playing hard-ball. Once they've served you notice (served a Section 21 Notice) do not allow any viewings of the property whatsoever. This will ensure that the landlord won't have anyone else lined up once you decide to go.

    No she is not going to budge, I even have the L.A's onside. I think she knew that we would not accept a rent rise of that much. She tried a few years ago to get us to move out for a couple of weeks so she could get out of her letting agreement as they wanted to charge her if she did it while we were still in the house. She is in it for the money and having to do repairs well that just doesn't come into it.

    So can I do that refuse to allow any viewings? She is not going to get away with this lightly.

    Move out.

    The landlord wont repair the house, as you have lived with it for 7 years, you will dislike the rental increase with a view to withhold the rent on the basis that the house needs repairing.

    Move out and pay the £1000 to someone else.
