    Landlords and their agents have a legal right to enter the property but only in an emergency. it doesn't matter what Mickey-Mouse clauses they may have written into your rental agreement. Your right to "quiet enjoyment" over-rides their rights. And that includes sending workmen round to carry out non-essential improvement works to make your life hell during the last coupe of months of your tenancy.

    WRITE to both the agent and the landlord that your are choosing to exercise your right to quiet enjoyment while you serve your notice. Therefore you will decline to allow any workmen access for any repairs unless they are ones which you have reported to them yourself.

    For good measure you should change the barrel of one of locks on both the front and the back doors to prevent unauthorised entry. You should keep those barrels safe because you will need to replace them when you hand the property back.

    Slightly weird comment!

    It was a Letting agent inspection. Up until then we were friendly to the letting agent. He would be talking about his wife etc... we would talk about stuff that was going on around us. As a friendly conversation my wife mentioned that she was pregnant, not really an unusual thing to talk about. Believe it or not its something that some people are quite excited about and are over joyed to share their good news.

    I actually find it quite funny that you find that bizarre, As I have previously said, we are and in no way were problem tenants. if we were we would not have been here for 5 years and probably wouldnt have had a friendly conversation with the LA.

    Thank you so much for your input. I certainly do want to shout at the LA but I have learned that reacting too quick (and headless) will get me no where. I agree that they are probably after professionals that will not question the rent, That is their prerogative and they are in the business to make money so I kind of understand. It would be nice to think that some people still had a heart but not in this case.

    I just basically want to have my first child without having a battle going on in the background. this may be impossible now though!

    Is it possible if access is written in the contract that we have to let it happen?

    They can't get access at all without your consent unless they get a court order. You should probably go to the CAB or Shelter for specifics about this.

    There are a lot of unenforceable things in tenancies (pets, smoking, non standard picture hooks) that a court would never uphold as a reason to end a tenancy early or grant access to the owner. I presume that would be one of them.
