We are first time buyers and have found a house and put in an offer, however before the offer is forwarded to the vendor we must show that we have a AIP in writing to the estate agent. Is this correct?
what is the point in showing this if the vendor may not accept our offer anyway?

Would a letter from a IFA showing how much you could borrow count for anything? ONly we are in this position, will be changing mortgages once we have sold our house to buy another. BUT do not want to make the official application yet in case a better deal comes up with a different lender in the meantime (IYSWIM).0
