Just a tad worried , my buyers have had their survey done this morning, and the only thing he said was the windows have blown x 8

Can they knock me down on the price , they would of seen these on their viewing .

Also my boiler is packing up, do i have to get this serviced before we sell ? sometimes it fires up other times it doesnt'.

    Wait until the buyers have actually seen the report. The glazing could be least of your problems. Some people when they're viewing may not notice that your double-glazing is carp. If I were looking to buy your property I would almost certainly knock off whatever they would cost to be replaced from my offer. Only a fool wouldn't

    You are under no obligation to ensure that the boiler is working properly but if you are asked directly you would b foolish to give the wrong answer. I would have thought that you'd have had it serviced by now if only for your own comfort and convenience.

    There is a direct question in the sellers Property Information Form about whether the boiler is in good working order. Your only answer to that can be 'no', which I guess will not impress them. I would suggest that them knocking you down by the cost of a new boiler is going to cost you more than simply getting the boiler fixed and serviced. Last time I looked, British Gas charged something like £160 for a guaranteed fix to a boiler.

    Whether they knock you down on the windows, again probably depends on whether they noticed that they were in bad condition when they viewed. Would it be cheaper for you to replace the blown double glazed units? I guess you have to wait until they ask.

    Nothing is agreed until exchange of contracts, so you need to be prepared for negotiations until that point.
