How much should I offer?

Hello
I'm looking at a property thats been on the market for 5 months at £182,500. Its a detached house in what seems a nice quiet secluded area. It looks immaculate, bit small perhaps, and is maybe overpriced a bit.

What puzzles me (we're going to see it tomorrow so can hopefully fill in some of the blanks) is that the owners moved out after putting it on the market, & although it's had a few viewings, it hasn't had a single offer of any kind.
Why do you think that would be?
Also, if we we're to put in an offer, how low should we go? It seems the owners have moved to a new house (?), so surely they must be wanting to sell it quickly rather than having it stood empty?

Looks very nice. Is it empty? That can be a big problem, especially if the rooms aren't very big. The fact taht you think
Only you can know what it is worth to you. As long as you have viewed plenty of others and looked at lots of details, you should have a feel for the right price.
The general advice is that if you don't feel embarassed by your first offer, it isn't low enough. Don't be afraid to haggle and try to keep as much time between offers as possible - days if possible as it wears the vendors resolve down. Use Christmas to your advantage - it's quiet out there.

It looks lovely. Its very hard from pictures how much I would offer. But when you visit you wil know if its right for you and how much to offer. You can be cheeky at first - they can only say no!!!!

we looked at it today & won't be making an offer. Rather than being owned by house proud people it's full of dodgy DIY that all needs fixing. It's way overpriced.

I think house proud was the give away. But if the dodgy DIY was your only reason for backing out that can be remedied for a bit of cash - opportunity for a bargain - I'd put in a silly offer.0
