I'm not too far from you and our three quotes for a double storey extension averaged at £70k inc VAT. And that was before VAT went up to 20%.
I think your estimations are way out, to be honest - for a start £10k for decorating, kitchen and bathroom is a bit optimistic!0 -

I think the 2 storey isn't going to happen. The £10k for bath kitchen and decorating is us doing all the work.
Your £70k, how big is that extension, and is that a shell or fitted out?0
