Building Insurance

Hi,

I am in the process of buying a house and I am required to take out buildings insurance on exchange and not completion, my solicitor will need to see the details.

Would it be cheaper to buy building and contents insurance together, or does it work out the same if I buy it seperate. When I look to go for the whole insurance, I am asked about smoke alarms and if the locks are of a certain standard - I dont have a clue because I dont live there?

Any advice?

    Smoke alarms etc... Is there nothing in the answers to enquiries that the solr made on the vendor? You could get slr to enquire. Personally, I think for one year I would not worry excessivley on the Money saving front and just assume the property does not confrom to the higher decurity standards. You can always change in year 2. Lack of hassle can be as imortant as cheapness. Some cos may give a discount for covering both B and C. Why not do some net enquieies? Again does having separate insurances give any opportunity for the insurers to paky one off against the other in a a claims situation?

    In all housebuying is stressful so take a relaxed view and make it as easy for yourself as possible.
  • As Oldwiring says most companies give discounts for having buildings & contents with one company. Much more important is his/her second point, as demarkation disputes between two insurance companies can delay claims for months all that can be avoided by insuring with just one company.
    I have retired from a career in Financial Services........Thank God. Any advice given may be as a result of senile dementia so dont take it too seriously.......;)

    Check survey,enquiries list and contact estate agent for appointment with vendor.Maybe you want to do a few more measurements.Explain to the agent you wish to view the security for insurance purposes.

    Ask if they are in a neighbourhood watch area.Check if they have smoke alarms in most rooms.Have they got UPVC windows in all rooms?All with working window locks?Check all exit doors.Have they got the proper mortice locks required by the insurance company?The list will be on the insurance quote.....Print off before you go.


    Personally I would want to check myself with a visit to property.Don't just assume that the info is correct.
    Then straight to www.quidco.com and get quotes for house insurance through their links.
    Barclays and Motorquote Direct came back with fantastic quotes for us.
    Include House accidental damage and legal cover if you can.

    Remember cashback is not guaranteed however Barclays paid me last year and Motorquote Direct have validated within a week.

    Martin's insurance guide will also be worth a look in but I have found the insurance quotes expensive.

    Oh both companies do a 200k Buildings and 40k Contents standard.
    EG My mother's quote in SM4 4RP 3 bed End of Terrace with AD on Buildings and Legal.Proper locks etc £127.35-£40 cashback =£87.35 Dec 2006 quote.Bear in mind she has maximum no claims bonus.
    As with all quotes insurance can vary hugely.
