    That's really not very helpful.
    What's the point of solicitors producing these helpful charts, supported by smooth talk, when if things go tits up because they haven't followed their own guidelines, your only recourse is to take them to court?!
    I'm sure you know what you are on about, but your remarks are appaling!

    I don't want to sue our solicitor.
    I just don't want to pay his bill for a job not done, and poorly executed.
    I will complain in accordance with the terms of the contract.
    And take the matter beyond the practice if necessary.
    What do I have to lose?

    Got a result from the Letting Agent.
    They've agree to refund 50% (£350) + £100 admin charges that we paid upfront.
    So we're sound with that.

    You are clearly very stressed by this and that is understandable.

    G_M is one of the most helpful and reliable posters on this forum, which I'm sure you realise as you've been a member for a year. There is no need to take out your stress on him.

    You do not know what your solicitor had been told by the buyer's solicitor, see post #7. You simply appear to assume that because there have been difficulties that it is all your solicitor's fault. He will have been liaising with the buyer's solicitor to double check exchange dates, and may well have been misled by that solicitor - who may well have been misled by the buyers. Or there may have been a last minute hitch which nobody could have predicted.

    The bottom line remains that you anticipated the exchange which backfired on you - luckily the letting agency has been compassionate.
