When is ENOUGH is ENOUGH ?

Was expecting completion (or at least an exhange in a few days), on a house we love here in Birmingham. But have been delayed again by the Vendor. Apparently the property they are looking at has some issues with the work they want on it, so they want another months delay so they can recitfy issues with the house they are buying.

When is enough is enough? I've been waiting now nigh on four and a half months sinse my offer was accepted. Even though the agent painted everything rosey and all systems go, as it transpired they were only prepared to move and sell if they found another house, and that has taken some time. Naturally chains take time, and i understand this.

But i've now been paying rent and rent for at least 2 months that i didn't want too, and am now because of this delay having to enter another months rent, and it will be borderline close if i don't end up paying another months rent. In total the delay has cost me nigh on 5k in rent, as i'm renting with a large family.

I do love the house, it's lovely, and i am emotionally involved in it, but i have seen other houses available without a chain. I'm really actually thinking of saying enough is enough now, you either sell or just leave it, and give them a deadline. But i also if i make this ultimation they may just say fine leave it then.

I've seen another house, just as good, no chain, do i jetset everything and now move on with this other house and ready myself for more stress with a new property? Lose on our solictors fees, lose out on suveys i've paif for. I'm so frustrated and damn angry.

Any advice? Similar experiences?

    Tell them via the estate agent you are giving serious thought to pulling out if you do not have the keys by x date. They can then either decide to refuse and lose a certain buyer in an uncertain market (and likely jeopardise their own house purchase), or get their act together and do what it takes to move out (into short term rental if need be).

    The estate agent will not get their commission if the sale does not go through, so you will have a highly motivated person relaying your message.

    If you think there mucking you about then call them on it. I would be inclined, rather than going in all guns blazing, to have a word with the agent. Say you are becoming quite concerned over the vendors motivation to actually sell and without even the goodwill gesture of a date set fire exchange you are losing faith the transaction will actually happen.

    No sale means no commission for them so they should light a fire under the vendors.

    I'd recommend if they want a sale then 2 weeks to complete or nada. You could be here at Christmas if you don't put your foot down.

  • All true, and the responses above is how i feel. But the damn stick i'm stuck with is i've paid for surveys, paid for solictors fees. That's the one thing that's keeping me waiting, is that i've put a fair bit of commitment into the sale.

    There could also be genuine problems with the property the vendor has been looking at, and so i show compassion and wait for them.

    Bloody sigh !

    Enough is enough when you run out of patience, and/or find an alternative property you like enough to switch your attention to.

    Keep your options open. Look at other houses and offer if you find one which suits. If your offer is accepted, drop the current one. This is better than an ultimatum, because you walk away knowing that you have a deal which you are happy with ready to go.

    If they want to sell to you, you complaining isnt going to make them change their mind. If they dont you may as well find out now.

    I was also going to say that renting is seen as being fine for you but not for them. If it is only a month they can put their stuff in storage and stay in a Travel Lodge, but I suspect it will be longer. Why should you take all the cost?

    You are being messed about. Buyers are rare these days and if the other property is chain free then you could move into that in less than a month.
  • I waited 6 months to buy a house I had made an offer on. Their solicitor and estate agent never returned a single phone call, then i found another house, a better house. I pulled out of the original deal and low and behold everyone wanted talk to me and renegotiate a deal.
    I wasnt interested and decided not to talk to them, I got my solicitor to tell them these things happen when people loose patience.
    There is always another house to buy and your seller should be made aware of this.
