Guide prices?

Just had a major run in with our estate agent who gave our house a guide price between £290k & £250k of course had loads of offers at the £250K which wouldn't leave much left over after paying the mortgage off & the works that have been done to bring my old house of 23 years up to scratch we didn't agree to such a wide price bracket .
would this have damaged our chances of ever getting a sale at a reasonable figure as any money left over is to go into my disabled child's trust fund.

Any ideas??

    I agree with you - it's not a very impressive listing. They didn't use up any of their precious time writing the description did they?!

    Perhaps you could ask that either they come and redo the listing - i.e., take some decent photos (all the rooms for a start!) and write an attractive property description that really sells the benefits of the property.

    Or, if they're not prepared to do that have them release you from your contract so you can find another agent. If they refuse threaten to go to The Property Ombudsman or the Ombudsman Service (by law they have to be a member of one or other of those two schemes) because they've done such a poor job of marketing your property.

    That's a headache they won't want to deal with.

    If you're going to get a good price you need some good marketing and an enthusiastic agent.

    i totally agree they dont have much longer to market this as I think we will be changing estate agents as frankly they have been a waste of time

    I agree with johnno71, you need to have a serious word with your EA, the listing isn't up to much at all.

    I had a quick look on RM and found this...

    I can't post links yet because I'm a new user, but here's the property number for RM 29469130

    I don't know how far from yours it is, but it looks pretty similar to your property, but lived in.

    The point being, the photos and description are far better. Definitely stand your ground here and either get them to update the photos and description, or release you from your contract!

    Unfortunately you hit the stamp duty barrier over £250k, any buyer will be stung for paying you the extra £20k. I agree about the EA's listing, not tried very hard. Do any of them I ask myself? Two weeks ago we asked our EA to put a special offer on the house we are selling and when I rang for the third time today only for them to say it had not been done!

    As the others have said im afraid. Plus when we were looking for our house anything priced at 275 or below instantly makes me think i would put an offer in under the 250k stamp duty mark

    So it was listed at £290k and now its at 270k. That really is looking like the offers will be below the stamp duty threshold.

    Problem is that with only underlay on the floors it looks uninviting. Some people find it hard to visualise a bare house.

    The problem is do I spend another 1k on new carpets if all I am going to receive is the £250k which means that the trust fund might get £5k instead of £25K quite a difference

    we've spent over 10k upgrading the bathroom new windows completely redecorated got rid of the woodchip at estate agents request the old carpets had seen better days & when we moved out all of the equipment we had to redecorate anyway but wasn't expecting such a task
    everything is now white

    what do I do??

    I must admit the original estimate of £290K I thought was too high but took estate agents word for it then they came up with this crazy idea of a £40K difference in guide price thinking he could get a lot more interest at £250K of course he did & thought he could get a couple to increase their offers which never happened
    do I hold up and cut the loses but leave the trust fund very short or hang on?
