New build costs

Options
We are planning a new build, probably around 3000 sq ft. We know a lot of people in construction so should be able to get it done on the cheap, but wanted a rough idea of cost.

Builder - dad - will pay but expect to be minimal
Electrics - hubby - free
Joinery - BIL - free
Plumbing - mates rates
rest should be at decent rates as dad is a contractor and has contacts.

Just wondering if we should be think £100K, or £200k. I know friends that have put up houses of over 3000 sq ft and one paid £150K, the other £230K.

Am sure my dad will have a good idea, but just wanted a few opinions from here as well

    What type of house are you going for ? traditional bricks n moarter or timber frame and brick / block / wood skin ? there are many variables.

    probably traditional bricks and mortar, but only applying for outline planning at this stage, so really early stages. was just looking a ball park figure. might be as useful plucking one of of the air :rotfl:

    It really depends on the finished quality that you hope yo achieve. The final finishes can eat up the budget eg, extent and quality of kitchen, the number of appliances and the brand you choose. Tiling again will vary hugely eg a basic white ceramic tile will cost £5 / m2 whereas a natural stone, porcelain etc can be hundreds of pound sper squarte metre. Also, finish of doors, skirting architrave etc, - basic hollow door is £15 but the sky is the limit for solid timber. The same goes for the quality of skirting etc.

    Type and number of sockets etc, quality of bathroom etc etc etc.

    You may need to be more specific.
    Eat vegetables and fear no creditors, rather than eat duck and hide.
