    I looked at it and wondered what is it really worth.........45k is the number i came up with without all the madness of the credit binge.
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    I think it's over priced by £10,000-15,000. The fact that they have only reduced it by such a small amount has got me wondering if they are one of these vendors who remortgaged too much and now can't sell for less.

    When I spoke to the EA they told me that it had been on for £165,000 and reduced it by £10,000. So either the EA is lying or it's been on the market even longer than the rightmove listing suggests.

    If I was the EA, I would be speaking to vendor and say, reduce it to XXX otherwise we will dis-instruct ourselves.

    Motivated sellers will price their properties accordingly, and you will find these are the properties that go under offer very quickly.
