Need some help / reassurance / Valium!!

Hello!

I'm seriously losing the small bit of sanity I have here, but thought that maybe you guys could help

We have had our house on the market for the last 12 months, last month we had a viewing and an offer

We agreed the offer and happy enough, we then went off and found a house and bid on and got our offer accepted.

All good so far.

We then had a surveyor up to refresh our home report, he spent 10mins in the house, looked up current values and decided (on the basis of a repossession a few doors away) to value it down by 12K. (The buyer is using a vendor gifted deposit and couldn't meet his original offer) . We disputed the refresh asked the buyer would they agree to new valuation, got a proper co to refresh the report and they valued at the same price we originally had it valued at.

We were to move next Thursday 30/06 and agreed to swap missives etc

Our last communication was last Friday and our estate Agent advised everything was proceeding OK, although we hadn't had or agreed a final offer but were assured that we would receive one on Monday 21/06. Same day the buyer instructed his Solicitor to send a letter to our Solicitor "in anticipation of matters progressing" to check and request the Property Enquiry Cert, if anything being left was under HP etc

Our Estate Agent, our Solicitor and the buyers Solicitor have had no communication all week (despite numerous emails / and left phone messages) with the buyer and we have still no final agreed figure on our house.

Our Solicitor is now advising that in his opinion the buyer is messing about, and we should consider that the sale is falling through. As per the Solicitors of the house we were to purchase unless we have signed missives by 1600hrs tomorrow that our purchase will fall through and they will put the house back on the market.

So any insights? comments etc?

I am not sure if our buyer is playing brinkmanship with us and will offer a low price because he sees we are desperate for the sale or is just an idiot!

Also we will be liable for all costs incurred by instructing our Solicitor to go this far with our Sale.

At this stage bungee jumping off a bridge with no bungeecord seems a good idea!

    No real constructive advice other than relax - its never worth bungee jumping over, with or without the bungeecord!

    If it is brinksmanship, put your house back on the market and force his hand. If it isn't brinksmanship the sale has probably fallen through so put your house back on the market.
