We were just about to rent the flat out again to a couple who were offering us a 5% uplift but had a sales offer in from what would have been the final round of viewings.
The offer is at only 4% below asking so they are obviously reasonably keen. Will push for a touch more I think...
Quite frankly, in the current climate and even if you think you have your property on at a realistic price, I would certainly take the 4% below offered price (indeed there are some commentators who would have you believe that achieved prices are 30% to 40% below offered prices).
If Jonathan is to be believed you could accept your 4% below offer and then offer 30% to 40% off what someone else is trying to sell their house for.0 -

Umm why would we take the first offer unless it was asking price? We don't even need to sell (please see original post).....haven't you guys heard of negotiation?
If we say 'you will need to come up a bit' and they say 'no, take it or leave it' then it's a binary choice and very different. At this stage noone has drawn a firm line in the sand.

I would take the offer ASAP from what I am hearing are prices are starting to fall close by in Clapham Common finally which is good news.
Clapham common may as well be Mars for it's relevance to Wimbledon House prices.
