I once started to read Warren Buffetts' biography, interested to know how a guy grows an empire like that from nothing......
Well after page two where it expalined that his family gave him $250,000 to invest in 1950 (equivalent now $7.5 million) I wasn't the slightest bit interested.

Perhaps his book/course/whatever will explain why all his case studies don't produce enough rent to pay the new mortgage?
Oh and you didn't create any "cash surplus" in my mind, you borrowed it.
PS Just had yet another Inside Track email saying they've dozens/hundreds whatever of millionaires, then highlights the success of someone who owns £1.3m of property..........with £550,000 of equity......so that's only about £3500-£4000 a month in repayments to find then......POP this property business.A house isn't a home without a cat.

top tip is, if anyone has a sure fire way to make more money than the rest of the world they wouldnt be so nice as to sell you never mind tell you how to do it because they would be far to busy amassing a huge cash cow.If it doesnt pay rent sell it.

I was in a rush earlier catlady but basically, the idea is that you buy property that needs a bit of tarting up with a mortgage. You increase the value with your tarting up and then remortgage for a higher amount, hopefully releasing you a bit more than you invested in the first place. You then buy another property, increase the value, remortgage and so on until you own lots of houses. It's pretty hard to buy at some of the prices he's quoted though - I've not found too much that cheap that needed that little spending on it.
And then you need to be able to cover the mortgages very comfortably with the rent you receive. That too is exceptionally hard in the current climate.
If you started this little project in 1995 I can absolutely guarantee you that you would have well over a million in equity. But it's all about taking a gamble on whether prices will rise indefinately and I don't think that is a safe bet right now.
If I was ten years older and knew what I know now, I'd be a multi-millionaire too. And I'd write a book about it. But I'm not, so I'll minimise the risk by behaving like an amateur and selling houses instead.Everything that is supposed to be in heaven is already here on earth.

The first "case study" was roughly £87k + £2.5k refurb = £120k erm, yeah, new flooring and a paint job? over £30k increase in value?
and the cash surplus came from increasing the mortgage. more debt does not make a surplus.0 -
