info such as: 1.There was no formal planning permission given for the property to be converted into flats/houses. 2.There is no buildings regulation approval document.

no they do not. that is why both sides have lawyers. unless you ask them a question and they lie in reply.
But if you were doing your own DIY conveyancing - like some well know posters on here might advocate (never do it) - you might spot it as a Buyer...or would you, gulpMy posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:
