    deb - you're perhaps unnecessarily taking the huff at Yorkie's comments

    To other forum readers your post did come across as you seeing yourself granting something "special" to your Ts in return for them helping out with viewings, prep for sale etc. A stat periodic arises automatically under the Housing Act 1988 if no new FT agreement is signed and T remains in situ.

    You also say that "I have purposely not started any proceedings until their original time runs out" but the fact is that you are bound to that FT unless the T agrees otherwise or breaches the tenancy in a way that would gve you specific grounds to seek eviction . Thus you would have to have validly served a S21 notice of intent to repossess, and then seek a court order *after* the expiry of the FT if the T chose not to vacate at that point.

    Many amateur LLs want to effectively have their cake and eat it - they want to get in the max amount of rent prior to the sale but they expect the T to neatly dovetail their plans with the upcoming sale.It doesn't always work out that way but good luck with your sale.You mention that you have offered a reduced rent to your Tso it may be that in your situation it's felt that there is some benefit for both parties.
