    And mention the socket that makes plugs hot!! - I'm sure they will take a really good look at the electrics

    BUT be prepared for them to 'pull the plug' literally and disconnect at the main switch - that would leave you without any electricity

    OH is gonna phone the letting agent again this morning, and tell them we want an inspection doing or we'll get one done ourselves, and invoice them. If we threaten them with environmental health etc. they might actually listen.

    Do not ring, WRITE.

    Otherwise they will just ignore you. And you need to record the LLs responsibility for the damage before he deducts the cost of the new door from your deposit.

    Last night the light in the kitchen set fire to the cupboard door - fortunately we notice this before...

    We are also extremely concerned that plugs get so hot that they burn us when we try to remove them from sockets.

    To avoid any further dangerous situation, please arrange a full electrical inspection within 7 working days.

    As you say you have paid your rent in advance it would be folly IMO to act on gordonbennet's suggestion since you will find yourself considerably out of pocket. (In any event there is a more specific procedure to be followed before deducting repairs costs from rent, which is clearly outlined in Shelter's Guide to Getting Repairs Done)

    Ask the local Council privated rental sector officer/EHO to have this property assessed under HHSRS ( Housing Health and Safety Rating System).

    Get the local FSO round too, as other have suggested.

    You probably already have but just in case - PLEASE make sure your smoke alarms are working properly.
