Estate Agent Complaint

Hi all.

Our sale and purchase are being dealt with by the same EA and while they are both slowly chugging along at the moment getting any info from the EA is like getting blood from a stone.

The worst examples are when about 4 weeks ago I gave the EA a call just to check what the situation was with our vendor's purchase to be told that 'they have some second viewings on a couple of properties this weekend'. This came as something of a shock as we were under the impression that their purchase, which had been underway for weeks was going ahead. Turns out their vendor had pulled out, they had informed the EA who hadn't bothered to let us know.

I called the vendor who was very apologetic and called the EA to express their displeasure.

So, I haven't heard anything for a couple of weeks and call the vendor last night to see how things are going. They had an offer accepted on one of the properties they had a second viewing on 2 weeks ago. When they called the EA to advise they were told not to worry about calling us (their buyer) as the EA would let us know. Which they didn't. Vendor again is not best impressed and, I suspect, will be calling EA.

Am I overreacting here or is this really rubbish service? What exactly are we paying them all this money for? I am going to deal with the vendor directly from now on but please someone let me know - are my expectations unrealistic?

  • It is not ideal service I agree.

It is however an issue for the person from whom you are buying as that is who the agent is acting for in relation to that part of the purchase.

What you are paying the agent for is to sell your house. If they have done so successfully then they have earned their fee.

I know the boundries of who is the client can become confused when one is selling and buying via the same agent however try not to let yourself become the spokesperson for the other seller as well.

It is actually not unusual for the agents not to filter down the chain if there is a partial collapse at the top as they do not want to run the risk of losing the chain below.

Before I get jumped all over I am not saying this is the right way to do things, just telling it as it is.
