Landlords Inventory

I'm about to let out my flat. Should I agree to a landlords inventory? It costs £125 including VAT. I have provided my own and taken a recording of how the flat looks now. I am told by the landlord that without a professional inventory it is impossible to guarantee the replacement of fittings at the tenants expense if it is required.
I think £125 is a bit steep for a one bed flat. But they wont budge on price.
Any ideas?

    Sounds a bit like "job for the boys" to me. When I was a landlord I did my own inventory: aways with the tenants present and I always took photos. Just make sure that you and the tenant sign every page.
    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    (my alterations) Note that a T cannot be charged the whole cost of replacement even if the T has caused damage - the tenancy deposit is not some kind of "new for old" insurance policy. An allowance has to be made for fair wear and tear. Google "mydeposits" and "landlords' guide to fair wear and tear" to get an understanding of how this applies.

    Your LA works for you not the other way around : if you want to do things differently then do so but make sure that you protect yourself and your property. Your potential T will probably appreciate not being charged for the other £125 that will be wanted on exit by this LAs "independent" inventory clerk.
