Offer advise

I am thinking of placing an offer on the following, hopefully the sellers aren't here:

property-for-sale/property-33705410 on rightmove. I can't post links :(

It is in a similar state to the one:
property-for-sale/property-33695582
next door. Though the price on this is way over the market.

I am in a fairly strong position with finances in order and no chain. The sellers from what I can gather are leaving the country so no chain above either. Which may give the opportunity to grab some white goods in the offer.

The whole house needs updating but nothing obviously wrong with it, though I will be getting a survey to confirm this.

I know this is slightly vague but I don't want to give everything away just in case.

    Have you seen what other houses in the street have sold for?

    OIEO suggests inflexibility. I'd still go lower, but I wouldn't expect to get it for much less than they're asking.


    You need to establish whether the asking price of it is fair or not. They've dropped it from £165k - pretty quickly which suggests no interest in the first 3/4 weeks.

    Have a look at rightmove to see sold prices but OIEO means you really should be offering over 150K but you could offer £152 with white goods included? Or just try your luck with a lower offer. You wont know til you try. Or wait it out and see what other offers they get but see it first as you cannot view after it has been taken off the market
