    It was a wreck when bought then (apparently) and pretty much everything is new.

    I know I've seen ads on Rightmove every now and then with a note at the bottom advising that under the terms of some law or other, it has to be stated from the outset that the sale is by someone related to a member of the estate agent's staff.

    Yes, after finding out I checked and it is on the small print of the brochure - which wasn't given to me at the house viewing, weirdly! - its not on rightmove or on the agents own webpage, only on the pdf brochure.
