Water / Damp in living room ceiling corner

I have noticed a damp area in the corner of the ceiling in my living room and wanted to see if anyone had any suggestions as to possible causes beyond my own ideas.
At this point the only possible idea I have is that the drain pipe which runs down near to where the water may be getting in could be overflowing at the roof and leaking down the wall, this is a stretch but I am running out of possibilites.
If anyone can suggest any further ideas it would be appreciated.
- The adjoining property has been checked and there is no leak from any radiator or pipework.
- The bedroom above has no pipes or radiators near the area affected.
- One possible cause I had thought was a patch of cement outside the house on the rendered area. I removed this and relaced it with fresh cement to seal the affected area and found no signs of water getting in.

In the living room the wall from the corner going down just seems like water is getting in, as if i spilt water on the wall.
I dont know if it related but prior to fixing the cement there was a bit of mould in the room above, right above the ceiling point where this water is coming down from, however it is fine now.0 -

Damp in the same place on the floor above? Chances are it is connected!
Water is getting in somehow - your mission is to try and find where

I cant see anything outside that sticks out, like i mentioned in first post guttering and downpipe is my only thought now as no pipework is near damp/wet areas. Windows are new (1-2 years) and are not that near point of water/damp either. Possible places are limited really.
Will have to investigate on the weekend.
If anyone can suggest other places to look it would be helpful.0 -
Does it get worse when it's been raining?
I had a problem with the inside of an external wall getting damp just underneath a joint in the gutter. Kept having a repair done but wasn't until I got someone in to do it 'properly' that it got sorted.0
