Sorry Alan, I wasnt implying there is a link more that if wages had followed the house inflation there wouldnt be a problem, I personnaly have a large view that the hiding of real inflation is the main factor in the average house price / avergae wages war. But thats another thead.If it doesnt pay rent sell it.

Why would a single man NEED a 2 bed flat?
Why would a childless couple NEED a 3 bed house?
Just because a man is single doesnt mean he wont have family visit / need storage / need space for hobbies.
And because it would probably a good thing to expect that a childless couple married or not plan to have children in the future / visitors form out of town / country / hobbies that require some space ??If it doesnt pay rent sell it.

Well, I'm not saying they do or don't, I'm just saying that's what I think is average for that circumstance.
In terms of the couple, I have put they have an 'average amount of children'
to make them more, average for want of a better word!0 -

Personally I think people having houses that aree bigger than thier NEEDS is one of the main reasons why there are too few family houses available on the market and this leads to price increases for those with a growing family who struggle to afford moving up.:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

but you cant dictate what people do with there means and thsi is going a little bit off topic but why do we need house`s we could have caves .... we are looking for a picture of average not NEEDS in the minimum sence of the word.If it doesnt pay rent sell it.

Not everyone has the choice of having a 'family'
Does that mean they have to sacrifice their standard of living.
There are lots of professional couples or single people who can afford a nice, decent size property - do they have to live in rabbit hutches only?

Completely understand what you mean there and agree, of course you cant legislate for what people WANT.
But i do believe that wanting and having something significantly bigger than your needs impacts on the throughput of property on the market and I also thin that having 2 spare bedrooms isnt particulalry average. ( for couple with no kids & none likely, for example some older gay couples or people like my grandparents with a 4 bed house):beer: Well aint funny how its the little things in life that mean the most? I would say realistically no-one should have to live in a studio or bedsit. It's shame that people do & rather a sad reflection of our society.
However, moving on from that a single person earning below the median wage should expect to be able to afford a one bedroom flat, & then work up from that.
It would be nice if couples could afford to buy family houses on a single income so that they don't both have to work, & one can bring up the kids while the other supports them (like the old days) - but guess those days are gone.

I think its a useful discussion to have about what average is. Personally I think high expectations are part of the reason why we have such ridiclous house prices here.
