Hi All
This is my 1st post
I have a house, that has been on the market for 2 years now, it is empty as I’m living with my partner in the house that she owns.
I have had very little interest, in the few viewings that I have had, the house is presentable, and to a good standard and is the cheapest in the street.
The other houses on the street have been up for sale for a similar time, However my situation is that im due to be made redundant from my job role and I need to get shot of the house
The house was valued at £89k I have it on the market for £79k – and I am prepared to take as little as £71k
I don’t want to post pictures on here because I don’t want perspective buyers or current neighbours to know that I have posted on here with this query.
I am considering these sell house in 24 hour things or whatever they are called, and have come across this one ( cant post links apperently)

Im prepared to take the 10% hit on the value of the house if only it means I get rid of it without the bank taking it off me – or me handing it back
I filled in a form on here

And they where supposed to recommend any reputable companies

DO NOT contemplate trying to sell your property via any of these companies! You'll be lucky if they offer you 75% of it's current value. Then when you're five minutes before exchange they will drop their offer to something completely eye-watering. A lot of these scams never get anywhere near an offer: most of these shysters just bleed you for upfront "valuation fees" and never secure a buyer.
Just drop the asking-price to £75k and keep dropping it until you find a buyer. Are you certain that your agents are actively marketing your property to the appropriate sort of buyers?0 -
Agree with above. Just reduce the price - it will be cheaper than using a "quick buy" company.0

I cant drop the price lower than £75 K otherwise I wont be able to cover the mortgage.0 -
Also agree with above. Any house will sell into any market - providing that the price is right. You need to reduce yours.0

You said you were prepared to take as little as £71k so you could drop the asking-price to below £75k.
In any case, what you should do is drop the price now to £75k and see if that elicits and interest.
There might be one or two companies who genuinely buy properties either for themselves or on behalf of investors but the overwhelming majority of them are SHARKS! Be very, very wary indeed. Sign nothing and most especially pay nothing until you've read, understood and examined any paperwork with a microscope.0 -

Yes thats what I meant, I dont want to advertise it at 71k for someone to offer me 65k as that would not cover the mortgage. :-)0 -
From your first post you said you could go as low as 71k but the next post said you cant go lower than 75k. Which one is your bottom limit?I cant drop the price lower than £75 K otherwise I wont be able to cover the mortgage.
As others have said, a house will sell at it's true value so you dont need to go to one of these sell-your-house-quick schemes. Don't assume that the EAs valuation is it's true valuation as many just tell you what you want to hear. I sell properties every week simply because they are priced correctly and every vendor is made aware of how and why I came up with that valuation. You have to keep dropping your price until it attracts a buyer. If you cant go down to what it will take to find a buyer then you are in a real predicament. If you don't accept reality then you could lose the house in future so better sell it now and avoid the future headache, good luck.I am an Estate Agent with my own business. There are good and bad people who work in this industry but we tend to get a bad rep from the actions of the rotten ones. I am here to offer advice and give my opinion on property related matters but always take this advice: Do your own research before committing to anything.0 -
If the other properties on your street have been on the same amount of time, then they are overpriced as well.
If you want to sell, you are going to have to take the hit.0 -

A quick sale company won't offer you any where near £71k for it so I wouldn't waste your time.Debt Is Slavery.0
