Good God! They saw you comming didnt they.

    Try this lot : http://www.lawcomm.co.uk/

I've used them twice. They are generally efficient, cheap and do the job.

Use a local solicitor or end up posting on here - as a general rule of course.

Go cheapo and take short cuts then you have yourself to blame.
My posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:

My bad spelling...well I rush type these opinions on my own time, so sorry, but they are free.:o

Strange thing is - when people go looking for a house, they don't buy the cheapest X bedroom house they can find - often they will pay a lot more money to get the right house, and yet when it comes to making sure that the house is correctly and safely transferred to their ownership (including identifying any potential problems) they want to choose the cheapest service! A conveyancer who starts off by trying to mislead you by hiding various charges doesn't bode well for being helpful when anything serious comes up!

Ask around, find out who gives good service - the local independant estate agents (not the chains) will know if you don't know anyone to ask as they have to deal with them.

God how many times do I shout this - because I see and hear it daily from clients who give me feedback.

I dunno. Let me guess. Is it the same number as your post count?

Their website quotes out of date Land Registry fees!

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
  • Granted I am up North, but my Solicitor fees as a FTB including all searches (but not Stamp duty as I am a fist time buyer) come to £850.

I was quoted between £750 and £1050 locally here in Yorkshire and although the solicitor I am with quoted £950, i called them and they agreed on £850.

as the other posters have pointed toward, alot of the fees should have been included in the solicitor costs. I would steer clear of that particular law firm.
