This is a building related question. I have searched the VAT web site and they say that if two walls of an old building are retained due to planning consent then VAT may be Zero rated on building works of a new house.

Is this only if you are a business or a contractor? Can I reclaim VAT on the following works? To explain:

I am a private individual just completing building a detached house on the site of an old bakehouse. This is in the grounds of the house we now occupy. I had to retain two walls due to planning consent but the rest of the building was demolished before I started building. The original building was attached to the house we are in now and the plans were approved as an extension for whatever reason. I intend applying for a separate address for it once it is complete.

Any advise would be appreciated on how to proceed.

    Hi there,
    there are a few seemingly genuine (apparently in my XP but i dont condone in person and all that cover your beeee hind stuff...) builders firms and knowledgeable pro's from all walks of life over on the buisness boards http://forums.moneysavingexpert.com/forumdisplay.php?f=27. Perhaps ask to be moved or repost there - we are a random bunch with bizarre info you never knew you needed to know from all walks of life and professions, and we have lots of opinions! I think you may get more responses over there -but dont be offended if you are told to go get pro help - they are nothing if not honest and will tell you what they think!!! It is - for your situ - perhaps more appropriate - with various advice, and also they will look at scottish links /experiences (there are also scots around here!) and if not scots, are nice enough to have a wee look before posting random spam.
