Ok quite simple really. We view a house this evening that we like. Its on the market for £225000, it has just come back on after being off for a while as the couple had a baby. I believe it was on for about 1 year previously. We know they are keen to move and we are chain free, so based on this what opening offer would you make.
I was thinking of going in at £182000 for a completion within 1 month.
What do you think about that?

I would expect them to say sod off, but its only the opening offer and you can only go up from there. might get them moving in my direction with the price though!?

There is an offer so low that you will be taken as a time waster and the sellers will not lower themselves to negotiate. Depends on the property of course, and whether your offer is reasonable for that type of property in the area, but you could be thinking in that regionHi, we’ve had to remove your signature. The property need some TLC, nothing major but you can tell they have wanted to sell for 1.5 years as things are worn and little bits and pieces are not finished, they seem to have lost the love. Price wise its a little high maybe £5-10K compared to others, but it has a bigger garden than all others, but its directly on a main road (which does not bother us, but bothers many people)
I am thinking a max of £205k is where i would be comfortable, but obviously would like to pay as little as possible.--- Fat club weight loss -- Started 10th April 2015

there is no rule, we have not seen the house, you are asking strangers on an anonymous forum. We dont know where the house is even. It could be overpriced, underpriced or bang on for all we know.
You might get more credibility with the sellers though if you make a fair offer first time instead of just messing about.0 -
Have you any idea why the house hasn't sold if they've been wanting to sell for a year and a half? Is it overpriced?
They may have a fixed minimum amount they want to achieve/will accept and they won't bend on that, even though it might not be realistic.
Do you know how much they bought it for? I'm finding that many people are unwilling to sell for less than they bought for, even though house values have dropped.0
