    If OP is receiving means tested benefits they will not be liable for CT.

    House on the market for two years, but it's not for free, and, as I'm claiming JSA I cannot sub let a room without it affecting my claim......

    You can still make a profit. tip: provide a meal at least breakfast and £20 plus 50% of the excess is ignored. Or...do it on a more nightly basis B+B style make little profit and nothing needs to be declared.

    Careful cancelling the buildings insurance you might be in breach of the mortgage terms and conditions. You've done well applying for 3k jobs in 2 years I've only applied for about 200.

    Why don't you get help with your mortgage after 2 years? To me that is what is crippling you the £120 mortgage payment. Do you mean you don't get help from the Government anymore, is this a new rule? Or do you mean your mortgage company had reduced your monthly amounts so Government help covered it, and that help has now stopped?

    The help only lasts 2 years they expect you to have found a job by then or made plans to sell up or something else. It lasts indefinitely if you are on pension credit or a few other circumstances. £120 per month isn't much many now have to pay that on top of housing benefit for a good rental property. If the OP sold up then they would have too much cash to claim any benefit at all and would be much worse off unless they could find a new house with no mortgage required. If they rented not many landlords would take someone on without an income at all. The stress levels would become too much.

    You'r right MJ, if i sell I not only lose my home, I will lose benefits, council tax, and will need to rent, which, needs an income, the next option is a tent/static caravan and become trailer trash......hence the need to try and survive this on £33 per month for food, I would rather go without a meal than lose my home.....

    Both. The interest (up to 3.63%) is paid by the DWP for 2 years and the mortgage provider helps by switching to an interest only mortgage. After that the help from DWP stops and the mortgage provider wants more money before the mortgage term expires.
