where do you look to find a private landlord? ive checked gumtree and local paper, but nothing at all seems to pop up lately.
we found a house we liked with an estate agent, but their fees were rediculous, and i cant prove my income at the moment as ive literally just set up a business... any tips or suggestions?

Shop windows, particularly newsagents is generally the best place to look as a starting point.
If you can't prove your income, you could offer to pay rent for several months upfront.Should've = Should HAVE (not 'of')
