just got survey back - grateful for any advice

Just got homebuyers back on property built around 1910, it generally seems OK but it has picked out a few things. Bit worried about roof, grateful for any advice.

Repairs required to brickwork and pointing.
Roof coverings- rating 2
The roof coverings show signs of detioration. Specific repairs are needed to resecure loose slates. The roof covering is coming towards the end of its life and you should budget for recovering in the near future.
Internal roof structure - rating 2
Gable wall surfaces and joints are detiorating and require attention to ensure future stability.
Woodwork - rating 3
There is evidence of wood rot to some areas.
Electricity - rating 3
The wiring and fittings are a mixture of ages suggesting partial rewiring in the past. Instruct a qualified registered electrical contractor to test the electrical and report on its condition together with a quotation for any repair/renewal.
Gas - rating 3
Mains gas supply could not be seen due to extensive stored contents. Instruct a qualified registered gas contractor to test the gas supply system and report on its condition together with a quotation for any repair/renewal.
Drainage - rating 2
The pipe joints of soil/vent pipe are corroded. Overhaul is required. Complete replacement may prove more cost effective.

my survey had near identical wording!
That was six years ago, repositioned a few slipped tiles but that is about it.
got scaffolding up at moment as we are replacing a top floor roof window (house is three storey) and no major issues. It's pretty standard in homes of the period.
Hasving said all that - Is it a slate/tiled roof?0 -
I have something similar inparticular all the electrics and central heating being category 3 requiring inspection0

It's interesting that we have a score of 3 for roof coverings but with the following text.
Several tiles have slipped out of place and are broken and need replacing. Expensive and comprehensive re-covering is not yet justified.
The roof has been lined with felt to act as a secondary barrier to rain. The roof lining is in satisfactory condition.0
