    It does look pretty nasty outside. However, there is an estate wear I live that ten years ago you wouldnt even walk through if you didnt live there, but now somehow its cleaned up at least half the houses are privately owned and prices are pretty much the same as the rest of the town now.
    You say in your OP that you currently have to commute so it would be hard to guess how well you know the area.
    Me personally unless I knew the area well then as hard as it may seem I'd probally walk away from this one!

    It's just an estate. Looks all right (apart from those random kids in streetview, who might be discussing the selling of cookies for the church funds/brownies).

    I think the best advice about buying on any estate is: if you're from round there and know it, or live there already, then fine.... otherwise, you might not be welcome.

    I think I've driven through that estate about a dozen times... and one or two look a bit shabby, but I didn't get the feeling it was rough.

    I'd say a "bargain" has to be 2003-2004 prices. "About right" in many areas is the 2005-2006 price.

    For this property, the 2003 price would be about half its current advertised price

  • It's "cheap" because it's a complete dump but that doesn't make it a bargain. The only value such a place has is as a rental. Assuming it'd rent for £500pcm, I'd value it at no more than £50k. However, I wouldn't even buy it for £30k.

    I noticed that the house was forsale in 2009 under Darlows. 2011, its still for sale.

    trooperdog is right around here there used to be alot of dodgy area's that you avoided where possible, but now there all familys, elderly housing or private lets (mostly due to the right to buy scheme), saying that you will have to live there, it might be worth looking into the area abit more, maybe even visiting it at diferent times of day and the weekend and speak to the neighbours to get a proper feal of the area, don't beleive it's a nice area because the EA and vendor tells you so

    You can get a decent property for that price in S. Wales - Lansbury Pk is a complete dump.
