keys on completion

Silly question but where do you pick up the keys from on completion day, is it the estate agents, solicitors, at the house or does it just depend what is decided locally?

    At the Estate Agent. The solicitor will inform the EA when the keys can be released.

    It's not the law that the keys are passed over through the EA so I would imagine the sellers just give the keys to the buyer. That can be arranged 'normally' too, but generally the EAs prefer to hand them in person so they can be signed for.

    Maybe online agents have a form the buyers generally fill out and leave with the Vendor. They're probably advised to show ID (even though they've probably met a few times).

    I collected the keys to my last house purchase in a local car park in my lunch break! The EA were a long way away (specialist agent) so a local representative met me - we both had official letters to prove who we were and I was given the keys.

    I then gave them to my husband who arrived at the car park a few minutes later and he went to check everything was ok at the property.

    We picked ours up from the EA. Anither EA was also marketing the property so also had keys and we were told by our EA just to pop in and ask for them (ony two doors down). They just handed them over.

    I got mine from the estate agent. I'd never stepped foot in their office and never met anyone working in there. I didn't show any idea, just gave them my name.

    to be fair though, I had been talking to her on a weekly and sometimes daily basis for almost 9 months so I guess voice recognition was sufficient. And the vague disbelief from both of us that the day had finally arrived!

    So what?

    The point is there is no law, no rule. It is whatever you and the seller agree.

    An EA is an obvious easy intermediary, but the solicitor also. Or the neighbour. Or leave the keys under a flowerpot.

    It is up to you to arrange/agree.
