Pulling out of contract

Evening all,
Just a quicky, we view a house with view to renting it and negotiated the rent down to £1100pcm. We have provided all of our details for referencing which has now gone through. Now we have recieved the tenancy agreement, which i returned with a number of alterations as i was not happy with some points (like 'you may not hang washing outside unless in a designated area specified by the landlord'). While waiting for this long process we have seen another house which is cheaper and in a better location.
So my question is, apart from morals is there any reason we cannot pull out of renting the original house? we have not signed anything or paid ofr any service, so i dont see that we are tied in yet.
Please can someone confirm this.

You've not signed/agreed a tenancy so there is nothing to pull out of.0

As GM says, if you haven't signed the contract, there is nothing to cancel, but if LL or LA is out of pocket for the cost of referencing, you might reasonably be expect to cover their costs.0

Thanks for confirming what I though, at worst it will be £150 + vat as that is the cost we were due to pay to the agent as a setup fee. Might still go ahead with it but its good to know what I may face.

Thats a cheap deal! I've seen referencing alone charged at £300!
They might drop a bit extra on anyway for drawing up the agreement in your name (I know you have returned it, but it was still someone's job to print it off and post it to you). Plus sundry phone calls, time spent viewing property etc. The set-up fee would probably be minimal as they would eventually cover their costs through the LL's commission anyway.0 -
