Ending a contract early increases the frequency of turnover of tenants.

E.g. in a 24 month period, there might be 4x 6 month tenancies back to back, and 4x changeover costs. If each of the Ts left after four months instead of six, that'd be 4x lots of changeover costs (and hassle) in a 16 month period, probably more voids, too.

So, just because LL would have had to 'pay in two months anyway', it doesn't follow that there are no cost consequences for the LL for you breaking the contract early.

And remember, you're the one who wants to get out of the contract.

Yes I understand that it is us wanting to leave, if LL had said pay a thousand pounds and you can defo leave then I would have been quite happy.

However they said you can only leave if we get a new tenant, which they did.

we had an 18 month contract, so not just leaving after a few months.

Not quite sure on your point about the costs anyway. They still would have had them in two months, we wouldnt have had to pay them then Maybe some ll's are more understanding and fairer than others. I think its a poor excuse that maybe legal but is unethnical!

I have agreed to the 500 anyway. I want done with it. I am sure they will have a nice time spending it.
