House Internal Area and price estimation

Hello,
We are planning to buy a house and we really liked a house so wanted to make an offer for that but not sure how much because there are not many properties sold on that street in last few months and obviously it varies from house to house as well.
When I looked at the estimated price on Zoopla without entering the internal area it gave me estimation of 195k (15% less than the asking price) but then I check the price on Mouseprice and it said 230k which is higher than the asking price. Mouseprice aslo gave me the approximate internal area and when I enter that in Zoopla it matches the price on Mouseprice.
I looked at the landregistry site but seems they dont provide information on house internal area/plot area. Please correct me if I'm wrong
So I'm wondering is there any way to find out the approximate internal area and plot area of the house??
How accurate is the data on Mouseprice and Zoopla in your experience?
It will be really good if some one can provide me the correct pointer.

Estimation prices on Zoopla are nowhere near accurate - overvalued the house we bought by nearly £200k! Tonnes of mentions on this forum.
None of these 'guestimators' will be right.
Judge by sold prices in the road/area.

These comparison sites are a little in-accurate, as you can probably tell from what you have researched.
The best comparison does come in the form of the Land Registry sold prices, and gaguing against a property that has sold in last few months, or comparing against prices whatever year prices ahve fallen to in the area your looking.
But, even from all this research which is vital, it comes down to two factors, what the owner is willing to accpet and what you feel the property is worth to you, and only you.
Is the property in a small road. If not and not many houses have sold in the last 10 years then that would suggest to me the road is pretty popular and people enjoy living there, which has to be comforting to know.0 -
