And I beg to differ with regard to regular contact, after all they could be offering me tips on how to attract more viewings, ie, decluttering, decorating, price reduction....
Any advice on decluttering and decoration should have been thrashed out before you went on the market, and certainly before the photos were taken.

Maybe I didn't make that very clear, it's not just that I gave permission, it was part of their 'robust' marketing strategy, they said they would put a board up as for sale board make up a small percentage of sales.

Obviously I have done 2 out of 3 of the above and had the agents have contacted me I would have been inclined to reduce the asking price,
Oh well they obviously wasn't desperate for the business and equally I'm not desperate to sell, I've lost nothing,

I would put money on their "robust marketing strategy" not being in the contract. Was it something they discussed with you rather than being in the written terms and conditions?
Equally, what you expect "regular contact" should mean isn't what the contract says (if it is actually a term of the contract?). After all, Christmas comes around regularly - every year 25th December, regular as clockwork.
So no, not a breach of contract. Shocking service from what should actually be a service industry but sadly, all too common within the industry. You have to face the fact that you're paying them for their access to the necessary websites not to sell your house. You have to be the proactive one to make the sale actually happen.0 -
This is the problem with instructing on a sole agency basis, the agent is left to their own devices and are in no rush to make your house a priority. At least with multi agency agreements you can play the agents off one another - driving the price up and increasing the viewings0

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0
