Viewings

We've had our house on the market since 22 May, so not really that long yet - but I'm already very impatient! We had a viewing the first week but the feedback was that there was too much work to do, and that the lady wanted something a bit more modern. There isn't work that NEEDS to be done, however the bathroom suite is grey, and the kitchen isn't modern - so it depends on what the buyer wants I guess!

We had another viewing on Saturday, and on Saturday afternoon she decided that she wanted to come back on Monday but come back with her daughter for a 2nd opinion. At this point I was dancing round the living room as took a 2nd viewing to be very positive! The feedback was that there wasn't enough space upstairs. I'm not sure if she actually expected the house to grow between the first and second viewing or what - but never mind!

Had another viewing booked in for today, and apparently she has gone away to have a think about it and the Estate Agents are going to talk to her for feedback tomorrow. However when I spoke to them today they said that actually, this is the lady that came the first time who said it was too much work. So now I'm wondering why she has come back? Maybe she's had a change of heart about the work. Maybe she's had chance to think and now wants another look? Maybe she'll come back with an offer? Or maybe she won't. Maybe she's just do-lally and forgot that she'd already seen the house.

We're relocating on 25th July so I'm getting nervous now. As much as I'm trying to be positive I just can't see us selling.

    If it's sensibly priced you will find a buyer. You're getting viewings which suggests that it probably is sensibly priced.

    I hope your second-viewing lady thinks that she can make it the sort of home that she's looking for without expecting you to drop the price by twenty grand.

    Don't worry. You're getting viewings, and second viewings, and for a house that hasn't even been on a month, that's a good start in this market.

    I wouldn't actually pay too much attention to the feedback you get, especially if it's feedback that was chased by the estate agent and not spontaneously given. During our house search I said all sorts of things to avoid hurting peoples' feelings, but the bottom line always was, I just didn't like the house enough to make an offer (at least at the price being asked). "Not enough space for us" and "needs too much work" are stock answers. Just sit tight and wait for someone to come along and love it.

    And yes, people often have a change of heart about work, once they've had a chance to get some estimates and do the sums. I know we did!

    I don't think you should try to avoid hurting people's feelings with feedback. You are doing them less of a favour than by being honest.

    Overall with feedback, there is often a lot of random noise. Only if there is a consistent theme should it be taken on board. If there is a consistent theme of 'too small', then there is nothing you can do to directly address the issue, but it does point ot a marketing problem with viewers coming with the wrong expectations. Looked that way, you can do something about it by correcting the marketing.
