Buying fees - how much?

I'm trying to work out how much to offer on a property so need to know how much of our deposit to hold back to pay fee's, etc.

We're not FTB's as OH has owned before so there'll be approx £2400 stamp duty.

Can anyone give me a good idea of other fee's - solicitors etc? I know they'll vary but I need an idea!

    I'd set aside a minimum of 1k for solicitors and £300-600 for survey depending on which one you want.

    You then might need a product fee for the mortgage which you can usually add to the loan but check with the lender. This could be up to 1k.

    Thanks - hubby tells me there's no arrangement fee for the mortgage so we're looking at £4k so far unless there's anything else.

    We may move most stuff ourselves, but I can fund the movers if we decide to do that - I know that goes on volume + distance but anyoen give me an idea of an average lorry/van for a distance of about 40 miles?

    Unfortuantely it's the men we need more than the van - I'm 6 months pregnant - possibly 8 by the time we move if we're lucky so won't be able to help hubby.
