Thanks for the helpful replies! With regard to "greenbelt" , does anyone know how to find out exactly which areas are designated accordingly ... would it be local town council or parish? This is something I think I need to look into. Many thanks :)

Town/District Council usually have these details online, often known as the Local Plan. Look for their Planning Portal or similar. if they don't have it online you will be able to view the local plan in the council offices.

I thought there had been rumblings about restrictions on building on this sort of land could be relaxed under the current government ... hypothetical again, I know :)

I think the rumblings are more related to home improvements/extensions from memory. Doozergirl will know with her building experience.

Thanks for the replies. I'm hoping that the greenbelt designation will seal the deal, so to speak, although I thought there had been rumblings about restrictions on building on this sort of land could be relaxed under the current government ... hypothetical again, I know :)

No there hasn't been. Definitely not. If anything it's being tightened in other areas redesignating some brownfield as greenfield.

I wouldn't be so certain of that, Sefton Council are certainly investigating residential development in Greenbelt land:

    http://www.liverpoolecho.co.uk/liverpool-news/local-news/2011/02/03/sefton-council-to-look-at-green-belt-to-avert-housing-shortage-100252-28106265/

I only know about the above because one of the identified greenbelt sites will affect a member of my family. If Sefton are looking into it, I've no doubt other councils may be doing the same, just perhaps not quite so openly.

It is a balancing act for councils

    Owners have votes

    Developers have S106 contributions

    Hi There,

If I remember correctly each local authority has to complete a 'Local Development Framework every few years. In that framework there will be an assessment of available land in the area, which will specify areas that are deemed greenbelt or or areas of separation.

Of course all of this can become changeable when it comes to the large developers and their financial incentives - but it will give you a steer on the thinking ....

    Best wishes

Just call call local planning . They will tell you. My garden is identified as a possible building plot. We have never expressed an I interest in this but council have to have a plan for housing development.

Your answer lies in the fact that it is greenbelt. No one will be building on it so it's pointless considering what would happen if they did.

Being Greenbelt land is unfortunately no protection. See the following:

OP - I'd advise you to do your homework on the local authority website and talk to locals - possibly starting with houses that also look out onto the same land? They'll be your best bet for getting a better idea if the 'interest' is just that, or if there is a more solid possibility of the land being built on.

And no - they don't have to compensate you at all, even if they put a house side on at the end of your garden!
