    We had almost he exact same comment on our survey 4 years ago when we bought our house, I was really worried about it and had 3 different roofing guys round, all of which said that my roof was completely typical of roofs its age and would happily last me another 20 years with just very minor repairs as and when they were needed before i should be worrying about doing anything at all with the roof. I wouldn't worry....you're buying a victorian house, it's all part of the character and charm!

    The wire guards are a good idea. I need to get them. Had a tile fly off during a storm and landed on my neighbours' new Jag's bonnet. His insurance covered it. You do need to find roofers (probably Polish) who will go up on ladders, however as scaffolding can be very expensive for a couple of tiles.
